Weekly Report - Abbotsford Condo Market (Sept. 14-20, 2008)

6 apartment units sold on Abbotsford MLS for the week of September 14-20 while 20 new condos were listed for sale in the same week. Total number of apartment units listed for sale on the MLS climbed to 320. The average selling price of 161,133.00 for the week is more than $26,000 lower than the previous week. Most expensive new listing for the week is a 2600 SqFt, 4 bedroom unit in Towne Centre Tower listed for $695,000.

 

Notable Sales:

  • 1 bedroom unit in Parkview Estates sold for $117,800 (also lowest for the week)
  • 1 bedroom unit in Viva on Park sold for $ $175,000

Weekly Report - Abbotsford Condo Market (September 7-13, 2008)

Higher listing and sales activity than last week10 condo listings sold this week and total number of available listings on the MLS is 317 today. Average selling price came at $187,290 which is more realistic and unlike the previous week when average sale price jumped to $213,125. Keep in mind that only 4 condo sales were reported in Abbotsford by our MLS for that week and they all happened to be higher end units. Overall market activity was much stronger than the last wee as 17 new condominiumus were also listed on the MLS this week. Most expensive new listing for the week is a 2 bedroom +den unit in At Natures Gate listed for $344,500.

Notable sales:

  • 2 Bedroom corner unit sold for 143 in Parkview Estates.
  • Over 1200 SqFt (3 Bedroom) unit in Forest Village sold for $166,000.
  • Lowest price sale of the week was a 2 bedroom unit in the Fernwood Manor.

Weekly Report - Abbotsford Condo Market (Aug.31 - Sep.6, 2008)

Listing activity was little slow for the week of August 31 - September 6th as only 7 new apartment units were listed on the MLS in Abbotsford. Average listing price was $205543 which is quite higher than the previous week. The most expensive listing of the week is 1247 SqFt unit in the Citadel Ridge at $299,900. Only 4 units sold in the week. Last week end was a long weekend, kids are back to school so people are busy. Fewer condos sold this week but the average selling price was much higher than the previous week at $213125.

Notable sales:

  • Top floor, 2bedroom condo in The Sterling On Sandalwood sold for $325,500
  • College Park Place, 947 SqFt unit sold for $190,000

Use The Internet To Market Your Condo

Find a condo on the InternetMany studies have proved that over 80% of condo buyers start their search on the Internet. With just a few click of mouse, potential buyers of your condo can search through hundreds of listings, view virtual tours and sort through aerial pictures of neighbourhoods. In order to sell your condo for highest possible price you must have an attractive online presentation.

The other reality is that while people do find homes to look at while searching online, they aren't actually buying their homes online. They aren't sitting in front of their computers and paying with credit cards to buy a condo. People search online and find agents and inventory and then they contact a Realtor to help them.

If you are thinking of listing your condo for sale with a Realtor, make sure they know that you expect an unparalleled online presence. Don't be fooled if someone tells you that they have a website; most Realtors have a website these days. Ask questions like how many visitors they get on that website in a day? How often is that website updated? Can people find their website when they are searching for listings on search engines like Google? Ask for some actual traffic data to make sure that your property will get the necessary exposure on the Internet.

Weekly Report - Abbotsford Condo Market (August 24-30, 2008)

Abbotsford Condo Stats19 new apartment units were listed for sale on the MLS system this week, but the total number of available units remains unchanged from previous week. The average asking price for new listings for the week is $197,341. The most expensive listing of the week is a 1120 Sq Ft unit in the Garibaldi lane. Approximately 13 listings were either cancelled or failed to sell. That's why the total number of available listings remains at 324, same as the week of Aug 17-23, 2008. 8 condos were sold this week for the average price of $177350 which is little higher than the last week.

Higher number of available listings is putting some negative pressure on the prices. Most people are adjusting their prices according to the market, but properly priced units are still selling fairly quickly.

Notable sales:

  • 720 Sq Ft, 2 bedroom/1bath units in the Viva on Park sold for $186,000.
  • 2 bedroom, 921 Sq Ft "fixer upper" unit in the Cascade Green sold for only $145,000.
  • 1 bedroom unit in the Valley View Terrace that sold for $128000 was the cheapest listing to sell this week.

Weekly Report - Abbotsford Condo Market (August 17-23, 2008)

Abbotsford Condo StatsListing activity remained almost the same as previous week with 16 new condo listings added to the MLS. Average price of new listings for the week was $189412.00. Total number of condo listings in Abootsford dropped to 324 from 327 of previous week. Last year total number of condo listings in Abbotsford on any given week used to be around 200 on average. Now with over 300 active MLS listings its certainly not a seller's market anymore.

14 units were sold in the week of August 17-23. Sales were up compared to last week but average selling price came lower at $174470.

Notable Sales:

  • 2 Bedroom, 1300 SqFt conod in Towne Centre Tower Sold for $300,000
  • 921 SqFt unit in the Cascade Green sold for $172,000
  • 1 bedroom unit in the Ridgeview Place that sold for $135,000 was the cheapest unit to sell this week.

15 New condos were listed in the week bringing the total number of active condo listings in Abbotsford to 327. 6 condo units were sold for the average price of $199,000.

 Notable sales:

  • 2 bedroom + den unit in Westwood sold for the asking price of 259,900.
  • The cheapest unit sold this week was 1 bed /1bath 680 sqft unit in the Forest Village on Salton Rd.
